Oh it was such a busy fall now that we are coming into what is supposed to winter I can finally catch up on my Just Sold and Just Listed blogs. I know I know…bad Amy. It makes the to-do list and then working with my clients to get to “sold” and “listed” takes priority!
I was super happy to sell 41 Sunderland Rd this week! My seller purchased the house with me several years ago as a foreclosure for his daughter to go to college in the area. With some elbow grease he had a wonderful home for her and realized a great return! Congrats Pete and Dana!
And the first of the triple Framingham condos closed! My great new clients have (had) three condos in the same complex that they have been renting out for years. In the hustle and bustle of raising of a family and working they decide to SIMPLIFY and sell off the investment properties. Congrats to Adam and Paula for selling the first of the three (the other two are under agreement) at 131 Mellen in Framingham!
With several successful home inspections for my buyers this past week and a new short sale approved listing coming up I will definitely have more to say! (Wait…do I ever NOT have anything to say?)

Freddie Mac Launches Winter REO Sale

HomeSteps, a Freddie Mac real estate sales unit, kicked off a sales promotion this week to unload some of its inventory of foreclosed homes in several cities.
Its Winter Sales Promotion for owner-occupant buyers includes:
- Paying up to 3 percent of the final sales price toward the buyer’s closing costs for initial offers received between Nov. 15 and Jan. 31, 2012. Escrow must be closed on or before March 15, 2012, to qualify.
- Two-year Home Protect limited home warranty, which covers such things as the heating, air conditioning, electrical, plumbing, and other major systems and appliances. Home Protect also will offer a discount of up to 30 percent on the purchase of appliances.

The Whales on a Whirlwind for Saturday

Fred and Ethel got a great taste of Real Estate on Saturday! So much so…we have limited photos of their activities.
They started out with some showings on their listings…specifically 325 Elm Str in Framingham. Elm Street is a short sale with upscale renovations that are “almost” complete. Some elbow grease and this modified ranch in North Framingham on the Sudbury line will SHINE!
From there…the whales moved on to a new client. Fred took a call on late Friday afternoon from a lovely young couple who are trying to relocate from Troy NY to Marlborough because they have an incredible job offer on the table. With only two weeks to orchestrate the move and only one day to find a new place to live – they are urgent! Ethel saw how great this couple is and wanted to help! With a flurry of phone calls and some last-minute showing requests – Fred and Ethel find them a great rental in Assabet Village in Hudson. The couple is thrilled and the whales are excited!
After a quick stop to refuel (Fred and Ethel can really pound the espresso!) They are off to meet a local contractor at another short sale to assess any necessary repairs and schedule the clean up work. The sellers have moved on so the point of contact has become the Realtor. Luckily it’s only down trees and no damage to the property except for a basketball hoop and the mailbox. The Whales are not pictured here due to safety concerns.
And then they are off to ensure that the open houses for Sunday are scheduled and staffed! Thanks to the great team at RE/MAX Professional Associates, Fred and Ethel are confident that the open houses at the following locations on Sunday will go well!
